I want to buy and hold rental property in the Tulsa area

Hello BP!

I am a new member and loving the podcasts.

I need to buy some income-producing real estate in the Tulsa area. I have just sold a rental property in Hawaii and am doing a 1031 exchange. My exchanger tells me that I need to spend $275,00. I have $82,000 in cash and a decent credit score. I'm a bit lost. Is there anyone in the area who can share some advice?
