I hope there are some smart people out there that can help me.  My husband and I have been investing and are up to 13 units.  We've worked on generating multiple lead sources that are now coming to fruition.  We have our specific criteria and know how to analyze deals to determine if they work for our goals.  What we don't have is some type of spreadsheet/tool that helps us forecast the revenue from our portfolio out multiple years and what impact adding/subtracting to the portfolio will have?  Does anyone know where I can get such a tool?

So I’ve maxed out at 10 conventional mortgages. I’ve spent the last week calling around to all types of banks, credit unions, mortgage brokers, etc trying to find a company that will help me grow. So far no luck. Either they are also limited by 10 mortgages or the types of properties I’m buying are too small for them. One company actually said that I wasn’t worth their time.

I will keep calling around and will eventually find a company that will be a partner and help me grow. I will find the company where my business is worth their time.

I invest in central Indiana and am purchasing SFH and small multi-families. Hopefully someone here might know a mortgage company.

Bought a SFH that has good cash flow but also has a lot of deferred maintenance. I did not do my due diligence as I was blinded by the cash flow. I'm trying to repair/replace as I can, but it seams like all my money is going towards the repairs as there is always something new. Part of me thinks that when it is all said and done, I will have a great asset. But the other part thinks that all the cash and time I'm spending on this is prohibiting me from acquiring more assets. Should I see if I can sell it or hold on, keep doing the repairs, and fingers crossed the issues will stop?

How do you identify when you have a property you are ready to unload/1031 exchange?

I'm an investor looking to grow my portfolio.  Is there any benefit for me to get my real estate license?  I really don't have an interest other than how it can help me with growing my portfolio.  Therefore, is it worth it?

@Amanda Roderick thanks for the suggestion about COIN. Have been investing in IN and hope to start getting some properties in OH, primarily Central OH.
