I always use Zillow, then narrow the search to foreclosures only. Is this still the best way to find foreclosures without paying a fee to HUD USA or others.. I also have been known to call a few Banks but that has never been fruitful. I also have a real estate agent I work with that keeps his eye out but I have found more than he has, as far as foreclosures. thank you for any information

Our primary residence is paid for. Am I crazy to borrow against it to purchase a multi family apartment, or is that how a lot of people finance larger purchases if able?

Other than cold calls to random insurance companies when trying to find cheaper insurance for my rentals, is there another way to narrow down the search? 

Post: BRRRR to flip or rent

I bought a house as part of a package deal. It needs minor rehab but not sure how to determine whether to flip or rent it. If I hang on to it and refinance, I would take the full loan value and pay off some LOC, or if I flip, I would take the profit and pay down other LOC. So is it exactly the same except I would be losing the prospective cash flow as a rental? Perspectives and thoughts appreciated.

I have been using a HELOC as a down payments on rental properties. My HELOC is running out now what? Also paying back that money is really eating up my cash flow. Is there any alternative.

Overwhelmed by receipts and keeping track of everything! Is there an easier way? Please help.

Thanks to all. Yes the terms are fine it's just it has the previous landlords name on the documents as well as where to send him the rent, so I wasn't sure.

I am a new owner of a duplex. Do I create a new lease for the current tenants that are planning on staying? the realtor involved in the sale said I use the ones that are already in place until they expire. Can someone please comment thank you

I am purchasing a duplex and close soon. the realtor is saying no revision is made to the lease agreement that is currently in place until their year lease is up. That I just tell them my name and the address where to send the rent checks. Is this correct? The previous landlord had them mailing checks but I want an automatic payment directly to my bank account, so this will be entirely a new process for the tenants. Is that feasible or should I continue the way that the tenants are used to?
