Ok they apologized...so what happened? Were you able to show the place? I'm curious on the outcome....

@Jason BlankI had an individual bail out on me. He claimed his work visa was "pulled" and had to go back home. He stopped paying his rent, answering his phone and mail. I didn't get rent for three months and had to utilize the eviction process to access the property! I told my PM not to entertain the thought of work visas. Their response is that it would fall under discrimination laws. There's always a learning experience around every corner. Good luck!!!!

@James Wise all I see is a greedy owner. It is sad to NOT check on your property. This is not only neglect by the tenant but also the owner who seems to only worry about the "bottom line" (as you said). My properties are well kept with annual inspections and courtesy drive bys. The city Code Enforcement and Health Department should have been involved because of safety issues! Yes I would first jump to conclusion that the owner failed their responsibility to their tenant(s) and was only concerned about the rent history of "on time paments." I guess this is a case of pay now or pay later and the owner chose to pay later and dearly!! Again, shame on the greedy owner!!

@Lyndal McMurphy honestly you want to keep your tenant happy and avoid a lawsuit. She may complain and not pay rent or move out. I placed my tenant in a room when I had to replace the flooring. I had her sign an agreement of understanding that will be she will be financially responsible for additional charges that she may accrue. She was happy and remains my tenant....that was Five years ago.

@Nathan G.How could the OWNER allow this? Not only is it their responsibility to do "annual" inspections they also fail to replace much needed appliances, flooring and toilets. Shame on the landlord/owner.

@Michaela G. I utilize a property management company for my rentals. They properly screen, interview and select good tenants for my properties. As far as rent, it is deposited via a portal and into my bank account each month. This is clearly printed on the tenants contract. It lessens the headache. If need be, you should get a P. O. Box, as ridiculous as it may sound, your tenant will not argue the fact that you're not providing sufficient ways to receive rent. You have less contact with the tenant by utilizing any Property Management Company and they will deal with any issues the tenant has. Lastly do not renew the lease. Chalk it up for experience and move on. Good luck!
