Thank you guys. That's what the PM said.... commercial leases are very diff than residential. My lease says "at Tenant's sole expense, shall keep in good order, condition and repair of the Premises and every part thereof (regardless of whether the damaged portion of the Premises or the means of repairing the same are accessible to Tenant), including, without limiting to the generality of the foregoing, all plumbing, .... "  So does that mean I have to repair everything regarding plumbing? When does it become the landlord's responsibility? 

Hi everyone, I have a quick question regarding my commercial building rental. Recently the hot water stopped working and my landlord says that's the responsibility of the tenant to fix. I am not sure whether commercial warehouse laws are different than residential, but it seems pretty odd that this very basic feature that the landlord should provide is the responsibility of the tenant (me) to fix. Would someone who has a commercial broker license or has been through similar case enlighten me please?

Thank you Leticia. I told the PM already that I don’t want to use their service to fix anything. But she still said that I cannot get the quote myself because I may get someone who may quote too much and they might be sued by the tenant if they return too little. Whatever they are telling me at this point is just to protect themselves. He even wanted me to sign off on the property and in it says inspection has been done and all is well, etc etc when he hasn’t even inspected it.

Thank you Robert. In regards to you saying I do not want their estimate... he said that I cannot get my own quote because I may find someone who overquote and this pay the tenant back less than they deserve. That makes sense too. But at the same time, how do I know if the contractor they want to hire is really neutral and not in house or quoting more to give them a kick back? What is fair in this situation?

Hi BP veterans, Hi BP veterans, I was wondering if anyone can help me with my current situation w a property management firm that I am firing....I’m a newbie landlord w a rental house is in NV and the tenant moved out end of Feb. The property manager is taking his sweet time because I’m terminating their poor service and there is no incentive to inspect quickly and turn the unit back to me since legally they just have to refund the deposit to the tenant within 30 days. I want to try to rent it out in April but with their speed it may not look like it’s going to happen. So my questions are... What are my rights as a landlord? Also, the PM said that if there is anything that needs to be fixed, their contractor may charge them to give them a quote and that cost will come to me. Is that true? Seems rather unfair where I don’t want them to do anything more and they still want to charge me. Shouldn’t quotes be free from multiple bidders? Urhhh... Help please! Thank you!!
