The books on this site are good and cover the exact topics you are looking for.

James, welcome to NM. I have been here for 2 years after living in Wichita for 7. I have properties in both areas. NM is a little harder to cash flow and surely more expensive. Take care, holler if you have any questions.

I think Sean is on the right track. For $135,000 you can surely buy a quad in ABQ but it will be in an interesting area and either need work or will have higher maintenance costs due to the clientele. But lower income housing surely cash flows better and NM has good weather. For me personally the question goes to what is your long term goals, why NM?, do you have reserves for maintenance?, do you want to live in CA indefinitely? Each of these questions will help you decide what is the best choice for you today and in the future.

To insure getting the right docs and advice work with a local NM lawyer. The wrong docs can bring lots of hardship. Good luck

It really depends on the market, the best person might be your real estate broker who sold you the home.

The people at American Escrow do some hard money lending. Good people, just not cheap money.

I am not certain if it would be commercial, but I think residential might be able to, then use Kurt Ducharme.

I use HUB insurance for everything and have started using Becky Torres as my lawyer.
