Just for the fact that he did not put your deposit in an interest bearing account and did not send you the letter (within 30 days of receipt) telling you where the money was, how much, and the account number: They broke the law. If you take him to small claims, he CAN BE liable for up to three times the security deposit. My guess is he will likely pay you before the court date or through mediation. What a pain in the ***, but someone that has that many units should know better.

I like Haverhill for ROI and cash in cash. You can get in a multi for 40-60k and the rents are decent. Though it has seedier areas, it has a very vibrant downtown and tax-free shopping 5 minutes away.

It is 30 minutes from Wilmington, and a far cry better than Lowell, Lawrence, or Worcester markets. 

It sounds like  @Rob L. could be a good networking connection. Furthermore, I could work out a sweet deal with you on managing the property and helping you maximize your cash flow in it. I am local to Haverhill, but not in Haverhill.

Not all of the active investors go to REIAs, but this is a great place. Introduce yourself, get to know the active buyers that are there and often they know others who don't regularly go to the REIAs. It is, first and foremost, a networking game. It takes time, but if you keep coming around, people eventually know you are serious and a player.

Haha. I probably used the wrong term. However, the military also uses it, and they are not LEO. They ran NCIC on me for Rapidgate pass for Portsmouth Naval Shipyard as a construction supervisor.

If It is a CORI it is only multi-state, I think MA and bordering states. There are companies that do a full NCIC which will pull up felonies only for all 50 states.

You can pay any real estate attorney that does closings to do your title search, and even have them do the closing. Just be sure to include that the buyer is responsible for closing costs in your agreement. If you want just a title search, it will only run you a couple hundred bucks, but I feel it goes along way toward buyer assurance. 

MA has attorneys do the closings, contrary to many other states that use " title companies".

where in southern MA? 

Commute from Nashua to Boston even can be 90 minutes or more at the wrong time of morning.

@Ross Trampler I'm right near the NH border in Groveland, MA. It is really easy to rent SFR in most areas of Eastern MA if it fits in your affordability range. I listed a B property in Peabody and had to withdraw it after 5 days from the inundation of applications I received.

Just an FYI.

Maybe we could meet up for coffee or beer and talk shop after you're settled in.
