Do you mean low valve or low value?

I invest in low "price point" properties that have a very high value to me. I'm out the door at about $8-10,000 per house after closing and repairs, get $500-$700 a month in rent and they appraise out at $50,000 per house. The multis are generally about the same per unit except the appraisal generally runs $30,000 per unit. I'm not smart enough to make overpriced property cash flow well. :wink: Also, I really don't learn much or do much else beyond this. Don't need to. Don't want to.

As a former Boston resident, I know your pain. How's New Hampshire? Have you checked their market? That's not too far of a drive. Get a little rural and you'll see things improve dramatically.

That's probably the case. He says make your money in business and hold it in real estate. His publishing business probably makes a ton.

LOL - yeah. Happened once or twice here too. Actually if you get an unfinished basement, copper piping is suprisingly easy to fix. Menards makes copper repair sleeves that fit over both ends of the pipe you are repairing. I found that one purchase of the tools needed was less than 1 call to a plumber to do the repairs. It now takes me about half an hour to fix on average. Considering the cost of calling a plumber, it's worth my time to do it. Typically there are no other repairs needed unless knuckleheads who took it broke walls to get to it.

Toby - I saw that from an Italian friend who lives in New Zealand and bought a Chateau in Aspen. Bought it at about 40% FMV and with the currency conversion, she made a killing on it. The US economy may be screwed temporarily, but apparently international investors are smelling a rebound coming.

When you are applying the 4-5% rule on REO's, is that based upon purchase price alone? I'm assuming with an REO you will have some pretty hefty rehab costs associated with it. Thank you!

Wowww.... John T Reed thinks someone's a scam artist? You don't say.... Next thing you know Hillary may have a tinge of animosity towards Rush Limbaugh.

John T Reed publishes this smear campaign against just about every teacher out there....ironically while selling his own educational products. I've seen that style of salesmanship before. It was invented by a Senator from Wisconsin named McCarthy.

Nothing against you personally wsucougz. Just my feelings toward Mr. Reed.

Funny - I'm working 2 seperate markets right now - rental property where the banks got screwed by the subprime default and I'm getting them for pennies.....and beachfront mansions in Belize. Two ends of the spectrum here that's for sure. I haven't got a close in Belize yet - buncha leads. Working on it though - wouldn't mind picking up some euros outside the US and keeping it outside the US tax system. :-)
