This might seem like a ridiculous question but I’m trying to wrap my head around how wholesaling works.

I know you have to find a property and there are several ways of finding properties. I understand that.

Let’s say I find a property and want to wholesale it.

What prevents someone from just making the deal without you and not paying you your wholesale fee?

Can someone unpack the process of an example of a wholesale deal?

What an encouraging story! I'm getting on that book right away. It's very inspiring that you donate 1% of your gross to a cause that is important to you. Thanks for sharing, @SammyLyon!

I plan on getting pre-approved for a loan for a multifamily rental purchase. I also want to open a line of credit in case of an emergency (since I don't have a lot of capital yet.) I also would like to refinance my home for a better interest rate.

I'm trying to strategize on what to do first. That is a lot of hard inquiries on my credit score and I'm trying to be tactful with this.

I was going to get the handiline first in October and then wait 7 months to get preapproved (since it takes that long to have a hard inquiry removed from your credit history). But then I also thought that it might be a good idea to refinance my current home to save on some interest there before rates go up.

What do you suggest the order should be?

I am new in the game and want to maximize my success. I don't have the funds ready for investing so I am looking for a job/career in real estate that can help me learn more.

Ideally, if it could be an M-F 9-5 job so that I can concentrate the evenings and weekends on building my RE knowledge.

My current plan is to buy and hold single and multi-family properties. So far, I have found Escrow and Title careers may be the best bet, but I wanted to get some other ideas and opinions.

Thanks for defining that for me, @Michael Kelley. I appreciate it!
