Welcome to the site and good luck with your goals. Newbie here as well from just outside of Charlotte. Spent a lot of time in the RDU area(10 years). Great area.

I agree with you. This world of investing will be a lot better actually if people abide by the Golden Rule. What I tell people is that being good to others is a good business strategy and it helps you sleep well at night.

So abiding by the Golden Rule is not a weakness or a fault but a strength. Continue that and you will be blessed!

Thanks for posting this. I really needed it. Currently sitting in the corp world for over 20 years now and all I've seen is "me, me, me" and those people continue to advance and move up. Those of us who look for the win win and try to do what's best for our teams and the people who work for us don't. It's deflating to say the least. I've always thought that if I can help you and you can help me, we'd be better off teaming up and helping each other. I sure hope that's true as I begin to get back into Real Estate Investing.

@Laura Shinkle thank you! 08 was a beast that's for sure. I am looking local but also eyeing some specific out of state markets for  turnkey rentals. In state I am looking a flip, brrr's, etc. As well as working for a mentor in the area.

Good day everyone. New Investor here from the Charlotte, NC area. I've been around real estate since 2007. Hit a pretty big bump in 2008-9. Sure wish I'd found this place back then! Coming at it this time around with eyes wide open and much more educated. I am looking at flips and long term rentals to start. Ideally I'd like to do my first flip and have 2 rental properties under my belt by the end of 2020.

I've been on BP for awhile now. Lurking mostly and am ready to jump in after a good deal of educating myself.

Looking forward to connecting and making some new friends!

Good day all. Newbie here...been doing a ton of homework, reading forums daily, making connections, etc and am ready to start jumping in.

I have a potential opportunity where I happen to have a connection to the former home owners. They walked out on a house about 3 years ago and it's been sitting vacant all that time. I know the area very well and the homes in the neighborhood where the house sits. The owner received the notice of discharge, due to bankruptcy, from the lender in Feb 2019.

Because I have the connection to the former owners, I know who the lender is and I know that the property is not currently being communicated to the public as a foreclosure. I am really interested in trying to get this property before it becomes public.

First, is that possible? Second, if so, does the group have any guidance or advice on how to approach the lender? Questions I should ask...how to make an offer, etc?
