I really like two different groups.

A) DFW REI Club which meets at Diamonds Oaks Country Club every Saturday. Greg Wilson and Robin Carriger to a great job at bringing investing down to earth.

B) Dennis Henson's AREA Real Estate Meetup

Both groups are run by likeminded Investors who emphasize assisting newbies in any way possible. In this unique form of business- you can never get enough of caring people who are truly interested in helping others.

while cash will give you a higher return in terms of monetary value, financing enables you to use leverage and increase the return on your investment in the bigger picture. As opposed to spending your entire 50,000 on one transaction and possibly tying up all of your set aside income, a hard money bridge loan would allow you to pay something like 10,000 upfront on not only the one property you bought, but two or three more.

To sum it up, short term returns will be better with cash but leveraging other people's money allows you to do much more with what you have and ultimately gain an exponentially higher return on your investment.

And as far as paying high interest on loans, it won't really matter if you pay $5000 in interest when your making $25000 in one month.

I'm new to BP and am interested in learning as much as I can from everyone here! Des anyone have any knowledge on applying Self-Directed IRA's into residential real estate rehab. Pros? Cons? Funny Jokes?

I would suggest a third option. Although searching through long lists on MLS and/or consulting with a realtor might get you one or two properties over the course of a year, it's very unlikely that you will have the time/man power to make an effective use of this method. The fact of the matter is that MLS listings are nearly exhausted after teams of acquisitions agents scour through them every morning and with regards to realtors, their expertise is typically not that of an investment background. However, a realtor is a good option to assist in "flipping" a house after its acquisition and rehab. There are actually acquisitions companies that specialize in the exact service you are speaking of. Not only do these companies specialize in acquiring property but in most cases they don't charge the investor, you, anything. A good example of this kind of company is New Western Acquisitions which also has a branch in California!
