This is why I'm on BP, this is great!  Thank you all for the feedback and suggestions. 

@Bill Gulley, I like your straight-forward advice, and have had my BS sensors on high alert since I started investigating anything. There seems to be a lot of hype in the REI world, so you should know I have my expectations clearly established and am confident that I can see through the fluff. I have so much to learn and appreciate the direction coming from those of you with much more experience than me.

@Tamara Elliott-Deering, this has been my approach so far as well.  I have sort of cherry picked certain podcasts and referred back to certain episodes I have seen referenced in the forums.  Thanks for your input!

@Jim Brown, There is no doubt that motivation is what I need more than anything at this point.  Thank you for your input!

@Andrew Olsen, that's a great idea, I think I might just do that!

Before I ask my question, let me first address the obvious fact that it would be a good idea to listen to all 178 BP podcasts.  I also know that it would be very wise to read every single book listed on this site as I prepare to start my RE investing career.... Now that we've cleared that up, I'll ask my question.

Are there certain podcasts that are bundled together that address specific REI strategies? For example: "If your primary focus is buy/hold, listen to this podcast bundle (#3, 19, 72, 114... etc)" "For Fix/Flip information, refer first to this bundle (#6, 28...)" You get the picture....

I know you're thinking that this Tim guy is just lazy and not committed to his REI education, but I assure you that's not the case. I plan on listening to/reading every piece of information known to man, eventually. I just want to make sure that I'm starting out with the most pertinent, specific information as I prepare to make my first move.

If such a thing doesn't exist, I think it might be a great idea to consider to help other young investorlings like myself.  If there were 35 specific podcasts assigned to any particular topic, that would be far less overwhelming than opening a library of 178.  Thank you for any advice/guidance here. Thanks for the responses! I appreciate you all sharing your experiences with me and giving me some things to think about. David, congrats on finding a property, I like the Holladay area a lot. If any of you come across something that fits what I'm looking for, I'm all ears. I want to make this work and know I have quite a task ahead of me to find something that makes sense. As someone with little to no experience and with no real "network" yet, where should I go to find something? I have spoken with a few realtors that have a lot of experience finding properties and they seem to be my best bet so far. Any other thoughts and ideas are welcome. Also, if you've had success finding a MFR lately in a good area along the Wasatch Front, please tell me about it. I need all the motivation I can get! :)

Hi all,

Since joining BP a few months ago I have been living in a whirlwind of information.  It is extremely helpful and insightful, but also has me slightly overwhelmed.  I aim to purchase and owner-occupy a 2-4 unit property by the end of the year.  I am hoping to find something between Layton and Sandy as those are about as far North and South as I'd like to be.  Bountiful/Centerville, or SLC would be ideal.

It seems like all of the "deals" are being gobbled up immediately by cash investors, and that the only way someone like myself could get started would be to purchase a distressed property and do some updating.  I am familiar with the 203k loan and find that quite appealing.  I hope to truly begin my search in the next two-three months and would love to close by the end of the year, 2016.

Can anyone speak to this? Are there still deals out there that would make sense for a first-time, owner-occupant investor looking for MFR? Does anyone have experience with the 203k program that could shed more light on the benefits and drawbacks? I just feel like that would be an opportunity for me to add instant value to a property in order to get the rents up to make a deal more appealing. I don't want to be a slum-lord managing a crappy MFR in a bad part of town, but I also don't have $1/2 Million to invest in a piece of property.

I have been studying like a crazy person and listening to any information I can get my hands on, but certainly don't claim to know what I'm doing yet.  This is probably fairly novice, so thank you for your patience.  Input, advice, criticism and anything else you deem necessary and helpful will be appreciated and well-received.  Thank you in advance for your input and opinions!

My lease is up in December, 2016.  My plan is to purchase a 2-4 unit, owner-occupied property as my first investment.  With approximately 8 months before moving time, I'd like to get a stronger handle on WHEN to begin working with a realtor, as well as HOW to find one with experience in owner-occupied investment properties.  Another problem I am having is deciding WHERE to buy.  All I know is that I want to stay somewhere between Layton and Sandy (If that narrows it down at all).  I have read several forums on BP which were very helpful and insightful.  However, I'd like to know if there are any best practices specific to Utah, etc.  Any feedback is very much appreciated.  With this being my first crack at it, I am really feeling the pressure, excitement and fear to not completely blow it!

I'm 25 years old with big goals and dreams.  I'll be the first to admit that I have a lot to learn about RE investing, which is why I joined BP.  I work for the nations largest residential property management franchise organization as a franchise salesperson.  Through this experience I have been introduced to/worked with hundreds of RE investors throughout the country of all sizes and levels of expertise.  As I have learned more and more about the industry, my eyes have really begun to be opened to the enormous potential.  This has sparked a flame in me that has lead to an enormous desire to understand how I can begin building my own investment portfolio and create the quality of life for myself that I know is possible through RE investing.  I am a humble student, hungry to learn from those of you with real-life experience.  Thank you in advance for your support, advice and assistance!
