You need to be aware of this:

A company that engages in business in a state other than the one where it was formed may have to qualify to do business in that state. An LLC or a corporation is "domestic" in the "state of organization," or the state where it started. A company can engage in business in a domestic state without having to undergo qualification.

A foreign LLC or corporation may have to qualify to conduct business in another state if its business transactions meet certain requirements. The term "foreign" describes an out of state business rather than a company that originates outside of the U.S. Read along as FindLaw outlines the differences between conducting business as a domestic or foreign company.

Post: Looking for a Broker Tacoma/Federal Way/Des Moines

Hi area Realtors,

I'm looking for a broker who can help me find (and purchase) buy and hold rental property in the Tacoma/Federal Way/Des Moines areas.  Looking for mid-market, B/B+ neighborhoods, near turnkey condition.  I want to make a trip up there and scout out some neighborhoods and properties.  I'm familiar with North End and Downtown Tacoma, but not the other areas.  Would like to get a better feel, so when an opportunity comes along, I'll be ready to pull the trigger.

Thanks

Thanks Ryland,  going into this search I figured 1% wasn't possible in this market.  I'm trying to see how close I can get.  0.7% would be the lower end of acceptability for me.  For this one I'm looking for close to turnkey, would be willing to do some cosmetic upgrades; paint, carpet, appliances, etc.

I'm thinking about buying some property in the general area <$200k. I want to avoid the bubble of Seattle proper.

I'm a little bit familiar with Tacoma, it's a possibility, but wanted to know if there is an area in-between that is up and coming. Some place with a central Mini-urban shopping/restaurant cluster, or a nucleus that can grow into one. Some place that isn't just boring suburbia.

Maybe I'm looking for the impossible, I'm sure you'll let me know. Some place that in the next 5+ years will grow into something interesting, an area that people might want to live where it's cheaper than Seattle, but still a commutable distance away, and has some central area of interest.

Any candidates for such a place? Or maybe I should be looking in another direction from Seattle?

Des Moines maybe?

Thanks
