Awesome stuff @Paul De Luca, thanks. Unfortunately house hacking just doesn’t fit my situation right now, even though I think it’s an awesome strategy. In the beginning of the year I was set on certain neighborhoods but I believe it’s time to pivet and look in other areas. @Canesha Edwards gave some great advice on how to really gauge a certain market so excited to explore other possibilities. Great advice @Crystal Smith, thank you. I knew it was kind of a vague question about being able to predict the future and the 2021 market but also figured it may open the door to some good discussions. I'm definitely open to partnerships and plan on starting to network through local REI meetups and zoom meetings. Thank you again for your sound advice.

@Canesha Edwards Great response, thanks. Like you said, all one can do is prepare since we don’t have that crystal ball. Your statement really hit home about being impatient. I feel like I’ve done the research and have a set plan in place, but now it’s about sticking to that plan. I’m located in south suburbs of Chicago and in the beginning of the year I was solely focused on three neighborhoods. Well to get into said neighborhoods now, you’re definitely paying top dollar and I just don’t see the market continue to grow for those houses so it’s time to pivet from the buy and hold in those areas and focus elsewhere. The biggest thing for me is learning how to really study a set market for job growth, population growth, median income etc to make sure I’m investing in a growing area. Seems a bit overwhelming to me.

Hey everybody. Going to ask you to get our your crystal balls for this one but what do you think will be the best strategy for investing in 2021? I’m going to have about 50k in capital and searching for that first deal to be able to get in and keep scaling. I know that your first deal shouldn’t always be a home run but more so just to get into RE investing but I also want to take the best approach. I was more a buy and hold approach but I don’t know if that’s the best approach in today’s market and with homes being at the top end in the C neighborhoods I’ve been looking. Obviously I will continue to look in multiple markets but just wanted to get some opinions and maybe what other investors intend to do in the upcoming year. Thanks and look forward to the responses.

@John Warren thanks. Is there a way to participate and attend the zoom meetings or a link that is shareable? I clicked on the meetup link and it says Dec 29th. Not opposed at all to in person, just wasn’t sure if that date was happening due to Covid. Thanks again.

I’ll be selling my primary residence next month. We’ve lived in the home the past six years so my understanding is that if you lived in the property two of the past five years, you don’t have to pay capital gains tax. If this is true, is there anything to fill of document wise or any steps to take? Thanks
