@Kenneth Garrett thanks for the great info, really appreciate it. What I've gotten out of webinars, and just navigating the site and seeing how much info is out there, is that I should focus on one style of flipping right now and pursue it so I'm going with buying and renting single family homes. I'm certainly not opposed to other styles, I just don't want to get lost in the information. A duplex how possibly popped up for my partner and I though, it was a family friend who passed away and it was left in somebody's name who is close to us. It is currently vacant so we're going to look into that property and who knows, it could be a good opportunity. I like the idea of flipping and gaining some revenue to purchase homes so if this duplex needs a little work, that could possibly be the route. I like your idea of researching renovated homes and comparing budgets of what I would of done so I'll definitely look into that method. As for the BRRRR strategy, I've obviously have read about it and heard it on webinars, just haven't drove into it because if I'm not mistaken, you have to go through an investor correct? It's not just a conventional loan through a bank? Which I figure that would have to be my option since I don't know of many investor opportunities.

@Nicholas L. Thanks so much for responding! So I posted this without really navigating the site, mistake on my part because there’s so much information for beginning investors. That’s ok though because I believe I’m going to enjoy picking investors brains on their investments and maybe mistakes they’ve made. To answer your questions though, I don’t have very much monthly debt, I’m the sole provider of the family so there is some there, but nothing that leaves me in the negative. I plan on partnering up with a friend from work to invest in properties. The plan will be to practice analyzing properties daily so we can start figuring out what good deals look like. Already bought books and have been watching multiple webinars, just really trying to have a plan in place before taking the leap. We both have friends with their real estate license, we’re both relatively handy so we can do small projects if they arise on a property. Excited and motivated to take this next step

So I’m very new to real estate and the bigger pockets community, actually just joined yesterday after watching a webinar. Seems to be a lot of great information on here but also overwhelming at the same time. I’m looking to buy and rent my first property in the Chicagoland area but would like to gain as much knowledge before doing so. What are some key topics and sources of information to focus on? Would like to develop a “plan of attack” in the next two months or so while the craziness of Covid is happening. Would greatly appreciate any sort of feedback and thank you in advance
