at 10% You're already paying the market rate of in property management fees, they should have their own contacts in terms of maintenance (plumbing, electricians, repair guy and etc..). Although you'Il still be responsible for the repair bill. I would look for someone else especially you're out of state.

I appreciate your inputs and I am willing to workout with the tenants if they would communicate with the PM.

The current status: the PM made several attempts to contact the tenants but so far there are no response. The PM will give them couple days to respond, then they’ll start talking to the case worker. So far this where i am at. I am very hopeful that the tenants will do their part and this will be resolved quickly. But until then we’ll refer to section 8 and get into the eviction process.

As far as the utility bill, the PM worked with the utility company and they were able to straighten out the situation. The bill was added to the tenant and I should get reimbursed for the utility bill in april. According to the property management they’ll handle the money and cover the expenses if needed.

So now I’m just left with the tenants that needs to oay their portion.

Did you get your tax documents yet for fund VI? I don’t know why they wait til the very last day to release the tax documents.

I emailed the investor relation, they said tax documents should be out by march 31, the other funds according to her that they’re already out but somehow fund VI isn’t. It’s already end of the day and yet the document are still not available.

I wanted to check if i’m the only one not seeing it and what can we do from our end?

I hope you can shed some light over this matter.

After digging around I finally able to get a copy of the bill, and it shows that the bill is under my name, not the PM.

*I’m going to have to talk to the PM because it shows that she’s not on top of things here.

But I am still not out of the woods since why is the bill under my name when it should be under the tenants name.

I agree, I don’t want to evict unless I don’t have a choice. I’ll also check with the PM on what their protocol is in regards to utilities accounts before handing the keys. I expected that this is standard operating procedure for them as they manage a lot of properties. Thank you

I’ll look it up if I can use this to bypass the eviction moratorium. I will try and work with the tenant but definitely if they continue not paying then I will opt for the eviction.

Their portion is $215. I don’t know if they have lose their job or hours cut, but between unemployment and stimulus checks they should have some money to pay their rent and utilities.

Overall It would cost me a lot of money to evict them but it will cost me more if they stay. But during these covid times I don’t know if I can start the eviction process.

I highly appreciate all the advice and my plan A is work with the tenant and transfer the utilities to their name; especially April is coming up, I’ll keep an eye on their portion if they pay or not. Plan B call the section 8 case worker and start the eviction process if Plan A doesn’t work. To be honest though that I have a bad feeling that they will not act on this very quickly.

Hopefully the tenant doesn’t know neither about contesting the eviction.

I have one property that being rented out to section 8. This march i noticed that they missed their portion of the rent and I got charged with their utility bill.

I contacted my PM in regards to these concerns

1. PM told me that I “don’t have a ton of legal standing”since most of the rent has been paid (paid by section 8) and only a small portion is outstanding (which is the tenants portion of the rent)

I am not sure why I don’t have a ton of legal standing... from what i’ve read, I am still owed the tenant portion of the rent and late fees.

Am i missing something or changed because of covid?

I am not sure if i can start the eviction process due to covid,

But I don’t want to get played by professional renters. What can I do other than working with my PM to follow up on the rents?

(I might be giving the wrong impression that I am heartless, i do believe in helping people and i do that through charity not through my business.)

As far as the unexpected utility bill

As it turned out they never switch the utility bill under their name. (This what i was told by the PM; which is weird because they’ve been paying their utilities since they moved in October up until 12/31.)

I shouldn’t be liable for their utility bill as far as i am concerned because it was rented out as the tenant should be responsible for their utilities.

I believe that they owe me for the utility bill that was deducted from my account (through the property management).

What to do here if the tenants won’t transfer it to their name? Is it legal for me to not pay it and they would lose their utility service?

Or the property management company should be responsible for the bill since it’s their responsibility to make sure that the utilities were switched to the tenants name?

I Appreciate your thoughts and advice in this matter.

@Aaron W. I'm using Nevada Corporate Headquarters services as they have an office in alabama. I believe it is around $197 per year to have this service.

I bought a property in Alabama last year and upon checking the property tax bill online, the information are wrong.

The name and addresses are wrong and the amount of bedroom. Given the covid-19 issue that people have to work from home and probably things are slower to move and update. The thing is the bank was able to pay the bill, but now that I have refinanced and I opted to pay the taxes myself. 

would it affect my bill if I have them correct the amount of bedrooms from 3 to 5, even if the square footage remained the same?

Post: Evaluating rehab cost and ARV

I apologize if my title might not be spot on.

Disclaimer: The purpose of my post is for my education (in terms of rehab cost and estimate ARV) and not bashing.

A turnkey house is selling for $150K that recently bought at $100k. The rehab said cost $25k. I might be mistaken but my estimate for all that done is around $10-12k (listed below). The house was bought at a $100k, $25k rehab and selling for $150K. The house will be rented at $1150.00. I think it's priced too much to make it work. What do you guys think?

Exterior of the house
- pressure wash
- new mailbox
- new address numbers
- paint trim
- paint siding
- paint doors
- paint security or storm doors
