IMO it doesnt matter if he is a wholesaler. According to you he is the buyer and you will get your assignment fee. The buyer can later assign the property to another buyer. And, yes get everything in writing. Good luck!

The buyer usually brings in the money as escrow before you close deal with the seller. You use this to close the sale with the seller and then finish the deal with the buyer. Good luck!

I found "The Real Estate Wholesaling Bible" by Than Merril to be very interesting. It has a lot of information on how you can get started in wholesaling.

Thats a good response from Brian! Looking for a property near an educational institution certainly will have its benefits. You could rent the property out to multiple students. Although it does come with a few caveats. Good luck!

Like Brian mentioned, you would want to setup a self-directed IRA. This is basically an IRA but one you cannot manage. You need to hire a custodian to make transactions. There are couple of links I found useful to learn about this.
