Once again, thanks for all the helpful advice! I have now made it through the process and as stated above the tenant left my property in a horrible condition. I had Renter's Warehouse as my property management company, but now I am in search of a new management company because I don't think they were the right fit, due to them not inspecting the property at all in 18months. If someone knows a property management company in the Houston area would you please recommend them so that I can get a new tenant as soon as possible.

@andy sabisch I am going through the exact same scenario, and they gave me the same excuse, for a minute I thought this was my post. How did it turn out for you ? I finally started the eviction process, just waiting on a court date. In the meantime the tenant is just living in the property rent free and hasn't bothered to reach out to make a payment.

Thanks for the advice everyone. I will be reaching out to my property management company first thing this morning to see what's going on. @Tim Delaney, I do have reserves to cover the lost rent, I was mainly asking would I recoup at least half of that money back or would it be a total loss. I'm not sure if I'm willing to give them money to leave after all the money they are costing me already.

I am currently going through the process of evicting my tenants, due to them not paying rent. I am out of state and have renters warehouse as my management company. They have been late several months, paying at around the end of the month each time and having to pay the late fee to the property management company. The last payment received was in March and I have not received a payment for April or May. I gave the notice on 1 May. My biggest question is with me still owing a mortgage payment, will they just be living in my property rent free until the court rules? I also haven't received a court date, but the management company says it usually takes up to 60 days. Lastly. my management company is saying my rental default insurance is expired in Jan(12m mark) although the tenant signed a 15 month lease.

I am closing on my first rental property within the next month. I thought I had a potential property manager lined up, but they went ghost. I am now leaning more toward using rent redi and just managing it myself. The only problem with this is that I live out of town and have a full time job, so I don't know if it would be feasible. Would you recommend finding another property manager or test the waters with rent redi?
