Wow, I don't know where to start. This is so far from being a deal. Well, I'll be nice and leave it there. I own lots of multifamily and can help you figure this out. You do need training. Having funds to invest and good credit for loans is NOT enough on this business. Want to grab a coffee sometime and discuss? I'm in the Pasadena area.

Hi Devin, Welcome to BP. I am an investor in multifamily but out of state (not LA). And I also have a property management company that only manages my own properties which is 239 units total. Looking for a GC in Chattanooga, TN. I own a 104 unit with an empty and build-able lot adjacent that we believe can have about 22 additional units. Would love to explore further and get built ASAP. Let me know if you or someone you know would be interested in the construction.

I know lenders in Chattanooga. I have properties there and I am closing on a new one this week. I'll ask around while there about 80%. I know 75% but not sure who can do 80 off hand. What area is your property? Is it a SFR? Anyway, maybe we should network. I've been in this market since 2009 and live in Los Angeles. Tim

If you have any investment funds available you should invest with an experienced flipper. Even better if they are the contractor also (like me but I'm too far away from you). If you are looking to gain experience from someone who has it, you need to come to the table with something. Since you have a job, you can't work for them. So help them by funding some of the project and get hands on education (after work and on weekends).

Crowd Funding. $3k is not enough for a JV. I think even Crowd Funding minimums are $5k - so invest every other month. Anyway, Google Crowd Funding and you'll see.

Hi Christopher, Well you've come to the right place. BP has everything you need to become wildly successful in real estate. Just listen to the podcasts, read the BP books, ask questions and get all the answers you'll need, right here on the site. Start out with wholesaling and generate some quick and easy cash. Then flip a few homes for larger profits, Then buy a couple large apartments and retire. Heck, in your case this could be by age 35! That's one way to do it. The other is to find a mentor who will teach you how it's done.
