Do some research on the psychology of the cold call. Directing and controlling the call is an art and takes works to master but once you get there you will see an increase in your conversion rate.

Hey @Will Sutter, you will probably see this sentiment across BP but house hacking is one of the best ways to get into real estate. It sounds like to are in a pretty good position to be picky with where you are looking and are willing to move. One of the best things you can do is develop a plan for your end goals as well. Make sure that each one of your moves is impactful on getting to where you want to be.

Hey @Harley Palaganas, I would recommend with outlining what your goals are for the future. Are you wanting to stockpile cash via flips and wholesaling, generate cashflow, hold for appreciation, etc? From there, going to meetups and connecting with local investors, realtors, and lenders is a great way to learn your market. Figure out what amount of money you are willing to put into a deal and your exit strategies in the event that things don't go according to plan.

Hey @Gabriel Echeverri, there are so many different avenues to getting into the real estate world and I think it really depends on what capacity you would like to be involved and how much time you can dedicate. I have listed a couple directions you could look into below. 

* Wholesale - This one certainly requires some research and dedication to get good at. As all professions there are many not so great wholesaler's but there are also some really great ones that provide a lot of value to investors. This will give you some better exposure to different markets and what investors are looking for plus experience evaluating deals. 

* Construction/contracting - Connecting with local contractors can be a great way to learn more about real estate. Many contractors I have spoken with are usually looking for help and this is a great way to get experience in this area, especially if you want to fix/flip down the line. 

* Property Management - Reach out to some local property management companies to see what kind of assistance they may need. With these companies often wearing many hats to provide value to their clients they may have work for you to get experience in real estate.

The most important thing you can do though is to never stop learning. Knowledge often holds people back and in this industry can be far more valuable than a paycheck early on. I hope these are able to help guide you a bit as you begin your REI journey and all the best!

I have lived in the Pittsburgh area my entire life and think it is a pretty good place to look for a house hack. Outside of the North Hills area of Pittsburgh, you will be able to more easily find more affordable multi family homes, usually from the early 1900s. As with most house hacks there will also be an Add Value component and with many of these homes being nearly a century old there is room for this. The transfer tax within the city itself is fairly high as well so going just outside of the city would be a good place to start.
