So we're in a boom in New Zealand and for investors, good yields are hard to find right?
In Auckland, the media has been writing about soaring prices and reporting on people sleeping in their cars because homes (and rentals) are too expensive.  For a lot of people they are.  Yet prices are still going up.  Government intervention to some capacity and banks analysing investors income/debt ratios has possibly slowed things down.  On the other hand - high immigration levels, lack of housing and low interest rates starting to appear with 3's at the front are fuelling the growth. 
And growth in Auckland impacts most of New Zealand.

I've spoken with some smart people recently but no one has looked into the crystal ball and said, "this is when things are going to fall".

So what do you think?
Will we see a substantial fall in Auckland Property?
If so, when?

@David Sherar my fingers are crossed for you!

Re pukeohe and that scenario, it's happening nation wide. But you know that. A friend of mine has been to 30 auctions trying to get his first home. Each one he has not even had a chance to get a word in as it has been Chinese screaming at each other. They say things like whatever anyone else offers, I will beat it.  And beat it they do as you know first hand.

Is this land for muskets all over again?!

Firstly, who watched the all blacks tonight!?

Kevin, great idea.  I see lots of people from North and South with different stories and plans.  That's good.  We're not all in Auckland searching the chaos for a bargain. I hear there are still some going but I'm yet to find.

@Andrew Fergus where in the north are you investing? Two houses one property?

I'm in north west of Auckland and know the area well. I can offer any local advice on pricing and which are good suburbs bad suburbs expecting growth etc.

I'm a new investor with business and marketing experience.

@David Sherar let's chat about some ideas re Vanuatu.

Finally this community seems to be helpful, which is good. I'll try to answer any questions people post here, if I have any advice!

Hey Arianne thanks for the post.

Yes things are definitely crazy. The NZ media is trying to influence things by writing front page stories like "perfect storms for a bust"... and it's actually starting to take traction.  Banks are reviewing lending and the government is mumbling about foreign investor restrictions. 

For a lot of people this is a good thing.  Prices need to drop.

In Auckland they have increased 65% in 10 years.  It has become a very expensive place to invest.

Me - I could sell, but I'd have to buy again.  I'm new to this and while some numbers may stack up, I'd be without a home.

What makes me special?  Everything!

(I love the way my font size keeps getting bigger here...??!)

I own one property and it has doubled in value in three years.  I purchased at the right time in the right place.  Property in Auckland New Zealand has gone berserk lately (boom!).  
Foreign investors, lazy (playing naive) governments and low interest rates have seen prices soar to unprecedented levels.  Migration is another big factor.  It really is crazy.

I have a reasonably good local knowledge and can share and answer any questions people have about Auckland.  I've read some books and played some cash flow games.

What i am hoping to learn?  I'll get back to you on this, the list could be long and boring.

What can i offer right now?
One piece of genius from my educated father, something he taught me at an early age.
