@Aria Drexler this is a great question! I would be interested to see what someone with a bit of experience in creative funding has to say. I'm sure you've shopped around for HMLs already but looking through the BP marketplace for local or nonlocal lenders  might be a good place to start/restart. If the numbers make sense I'm sure you can find someone! Again this is all hear-say from my research.

Thank you for the input, definitely will keep these tips in mind. Luckily one of my first sales jobs was car sales, and it was 12 hours a day of “rapport.” Let me know how it works out for you! Appreciate the response.

The REIA group in my hometown that I attended was led by a real estate group from the area with a topic speaker. I was advised to show up early for networking and to stay afterwards as well. There was a sign in sheet where you could define a few things such as what your specialty was (Rentals, Landlording, Wholesaling, Contractor, CPA, etc.) as well as what you were in need of (guidance, Hard Money Lenders, property managers, etc.) It was all people who have been where you are at now!

Bringing a notebook can be super helpful for writing numbers down and taking notes.

As far as "top-dog" investors, it was a bit hard to pick out of the crowd without knowing anyone. All the more reason to exchange info and ask questions! 

No one at the meeting I attended hassled me for being new. Cherish it and remember, you wont be able to go to your first meeting ever again! Enjoy it!

BiggerPockets has a Wholesaling calculator that can be used for free 5 times, but is a benefit of becoming a pro member. Running some numbers through the wholesale calculator now!

@Geoffery Hewlett Jr  From my understanding, which is rather basic, unless you purchase the property YOURSELF, you are unable to Market the property to other investors (its considered acting as a real estate agent without a license.) If you plan on closing on it FIRST before you start marketing it to other investors, I don't see any conflicts in interest.

I do want to stress though that I am just starting out myself and hopefully someone with more experience can jump in! Would love to here how it goes.

BP members, 

I’m planning on door knocking in the next week. Through help of a mentor, I’ve chosen which market I’ll be targeting and even which streets are most desirable for him and other investors in the area.

I’ve had experience door knocking before and have a few key conversation points to bring up. I’m not expecting someone to hand the keys over before I get to say my name, but I’m expecting to be closer to my goal than I am typing this out. There is no use in sitting stagnant.

I was hoping to hear from you guys what your experience has been. Business cards? Specific time of day? Shirt tucked or untucked?!?!

I’m only kidding about the shirt but I would love to hear your feedback.

Hello BP community! It’s an honor and privilege to have been introduced to such a motivated bevy of individuals involved in real estate. My name is Tim Roberts. I am 24 years old and located West Chester, PA. I’m lucky to call this part of the world Home. I’ve always considered where I live to be rented. Initially living with my parents in exchange for chores , to later renting from various landlords around my hometown. Owning something like a house was something for experienced, weathered people who had been handed a “how-to” book the day they left there parents house. I’ve learned (to my dismay) that my thoughts weren’t grounded in anything real, other than a generational consensus. A lifelong friend of mine was unable to make lunch about 2 months ago. When I asked him why, he told me he was “closing on a house he just bought.” That first associative barrier was torn to the ground. I reached out to a friend of mine who I have seen proactive about owning and selling real estate around the same age as me. He pointed me to this App, told me to poke around, and I’ve been using this forum along with Podcasts and books associated with it to wrap my head around this idea. I have also began to sit down with people I know around the area involved in different aspects of real estate to start a chain of communication. I’m writing this post today because I have to start somewhere. While I want to learn everything I can, I do not want to over consume and scare myself away. I have a broad list of goals and break it down day by day to assess where my feet need to move next(today’s step forward includes the words you’re reading right now.) I purchased the 90 days of intention book and plan to utilize all the tools it comes with. I know I am capable of achieving my goals and I look forward to learning from the group conscience moving forward. Thanks for reading and I look forward to the future of this community!
