Not trying to speculate, trying to research and expand my knowledge base learn :)

But at this point it's beyond my scope of knowledge and risk tolerance, the clock is ticking for the tax auction so yeah...movin on.

Update on what I have been able to gather on this property and where it has lead me (side note: the internet is not a fad afterall (:  )

NOD recorded in 2008 :

Trustor Name:  T...J........

Trustee Name:  Housekey Financial Corp

Wouldn't the trustee have taken possession of the property and foreclosed since then?  Wouldn't they have paid these property taxes and sold it?  Doesn't make any sense to me that at this point Housekey has the non performing assets sitting on the books for 7 years and just walked away from it.  

Any insight on next steps?  Would it be worth calling up Housekey and negotiating a deal directly with them or let that sleeping dog sleep and put my bid in at the auction.

I agree with you @Cal C. , I manage 4 properties for my Father and I'm grateful he stayed small with his SFR's since I'm so involved. Huge SFR's look like trophy's to me, look nice but what is it really "worth." I think it also comes down to personal preference as I'm sure someone will come along and make valid points about how large sqft SFR are the way to go.

Not at all being scared off, I was referring to the headline of the article more than anything else!

Well shoot, I should just quit now since I'm just beginning and I'm 40!  :)

Wanted to share this workshop being held and put on by The 559 REI & Business Owner Community (MEET UP link).  I attended a regular meeting last month and not only was it informative but a very good group of people.  The meetings are once a month and FREE and every now and again they hold luncheons like these.  It's $28 which includes lunch.  Hope to see you there!

EVERYONE has a story.  It comes down to what you're comfortable with.  My suggestion would be to stay with what your guidelines are as that is why you created them.  After you gain more experience you can deviate with what you are comfortable with.  

In my early years of marriage I didn't understand credit very well and how scoring worked.  We were denied a few rentals and it made things difficult even though I had no judgements, evictions, and made a decent salary.  So I've been on both ends as now I manage my Father's properties to include screening of tenants and collecting rent.  EVERYONE has a story, but what level of risk are you willing to take on?  Good luck, we're pulling for you!
