I don't have any tips for you but the City can be a bit aggressive with the trash bills.  I have a 4 plex in a complex of 4plex and years ago we had a private trash company then the City came in and told us because each 4plex was individually owned we had to start using them for trash.  I don't know of anything you can do.  Maybe read the City codes?

You seem like a doer.  You keep moving all the time.  Before you make any big life decisions maybe take a leave of absence from work for 2 or 3 months and recharge your batteries.  You can always quit later and move across the country.

If you really want to flip some houses you should find an experienced partner and do one house together.  Then you can see if you can do it together again if it works out.  Also, you get taxed like crazy on a flip. Paying off some debts might be a good idea too.

Welcome. We converted one of our apartments in Phoenix to a STR in October so I am not very experienced but you want to have things as automated as possible, locks, thermostats, apps. Are you going to manage it yourself? There are also several great local Airbnb Facebook groups with great resources.

I am looking at buying an old house near downtown Phoenix.  It was built in 1914.  It has some foundation issues (something I am not used to dealing with.  Does anyone have a good foundation contractor they are willing to share?  Thanks.  I need help ASAP with the inspection period.

If you only have 1 in Phoenix you don't need to do anything.  If you have 3 or more in Phoenix then you need to collect 2.3% sales tax then give that to the city through the state's website.  Every city can set its own tax rate. AZ is one of two states that allow sale tax on rental properties.

@Bryce Hacker what did you decide about this house? I would house hack the main house and Airbnb the guest house. It takes some $$$ to furnish the guest house so plan accordingly.
