Nik Parks like Joel says things are changing with FHA your going to have to pay the PMI for duration of your FHA loan.

Rick L. Hello Rick I think taking off the pmi will be hard due to only having for such a short time. Also have you thought about raising the rents this coming June.

Look up Venice Ca it use to be called ghost town because nobody would go out after dark because it was to dangerous. Whole foods moves in Gentrification starts to kicks in full affect.
