Have you thought about using a hard money lender for the acquisition and the rehab cost? If you plan on holding the property, you can refinance some of your money out on the back side

Place all "Do's and Don'ts" in the lease and Be firm! Establish, in the beginning that you are fair stick to the guidelines of the lease. You should also get their parents to sign the lease to hold them liable if they are going to be the ones paying you.

Network. Network. Network! Find people that are doing flips in your area or even out of state. Pick their brains and be consistent. I'd say you start there. I too live in an expensive market (Miami) and do deals both in state and out of state. So, I highly recommend checking out the book Long-Distance Real Estate Investing by David Greene. I followed the steps in here (to the T) to get started investing out of state.
