Ok thanks. I wasn't sure which step to take first. The bank portion or the quitclaim.

Is it as simple as getting a new loan though? I'm not really worried so much about the loan part. I'm more curious about the steps in removing a name from the title and such.

When moving out of my parents and buying my first house I was self employed and being young I didn't have much for credit history. To get the loan I needed my dad to cosign. His name was on the deed, title, and mortgage paperwork. For the past few years I didn't care that both of our names were on it but recently I got married and would now like to remove his name. I would also like the ability to be able to get a HEL without him having to go in with me to sign papers for my own house. What steps do I have to take to do this? From the research I have done so far it seems a "quit claim"? Is that where I start? Does this have to be done with a lawyer? I have already talked with the bank. He said with how little I owe on the property yet he thinks he can just rewrite the loan without my dad as soon as I get his name off the title. Thanks!

For many it's a matter of not having to worry about maintenance. Some people simply do not want to own a house. Some will even knowingly pay more rent than they would for mortgage to avoid the hassle of maintenance. Another big one is down payment. Many people can afford their everyday bills but need to rent for a few years to save up that big down payment.
