Removing name from mortgage and title
When moving out of my parents and buying my first house I was self employed and being young I didn't have much for credit history. To get the loan I needed my dad to cosign. His name was on the deed, title, and mortgage paperwork.
For the past few years I didn't care that both of our names were on it but recently I got married and would now like to remove his name. I would also like the ability to be able to get a HEL without him having to go in with me to sign papers for my own house.
What steps do I have to take to do this? From the research I have done so far it seems a "quit claim"?
Is that where I start? Does this have to be done with a lawyer?
I have already talked with the bank. He said with how little I owe on the property yet he thinks he can just rewrite the loan without my dad as soon as I get his name off the title.
