You will need to  find a contractor who can make the property section 8 ready.  Your home will be inspected yearly as part of the requirements of Section 8.  I've heard good and bad about section 8 renters.  But you can have bad renters that aren't using the program.  The pro's for me were that I didn't need to chase after renters for rent because Section 8 mails it to you directly and the yearly inspections were a pro for me because I know what I need to do in the house. This was  pro for me being so far away from the property.  I end up letting the property go for other reasons (that I regret) but I hope that was helpful. 


 From what I have read the majority of section 8 tenants have been vetted heavily by their case worker. Many tenants have been on the waiting list for a number of years so the chance of any issues is extremely low. From what I have gained you can also vet them yourself to ensure they meet your tenant standards. Other than that, I’m new to this area and ready to invest. 

Looking to start investing in Section 8 single family homes using the BRRRR method. Can anyone recommend meetup groups or individuals that can provide 1-1 guidance in Austin, Texas or surrounding area?
