Hey All, 

I've been meaning to mention this one for a long time. I read this about 15 years ago for the first time and loved it. It's an Australian book (you can get it on Amazon), so you don't hear much about it here. I was given it by a highly successful mentor (developer, Mobile Home Parks on massive scale) as he thought it was a great into for me. Having rear Rich Dad Poor Dad I quickly realized this was really a book about the execution of that philosophy approach. The guy explains how he left his job and went about stacking a bunch of properties. 

These days there are a lot of good books available such as those written by the BP authors. You'll see so many of the themes we see in those books in this book, but it's a personalized account of how it was all applied. You'll learn a few things, and it's a decent story. 

There is also a follow up book written a few years later as he expands. Australia is an insanely expensive market these days the these books span it's explosion from somewhat affordable to off the charts expensive (the whole country is like SFO). 

The Title is 0-130 Properties in 3.5 Years Author: Steve McKnight. 

I'd recommend it if you're just getting started.

Hey Eric, 

I have a duplex there and have had 2 property managers. The first one was absolutely, stunningly, TERRIBLE!!!!! The second one is fantastic and I would strongly recommend them. They're incredibly responsive, answer the phone (direct line, not a phone menu), they go out of their way to get things done cost effectively. Can't say enough good things about them.

Thanks @Jeff Copeland that's a good thought and some handy CARES knowledge.  As an update, I did the usual... called their references, and that certainly helped clarify their situation for me.

Hi All, in recent re-finances of loans I have noticed the lender asking me to confirm via signed statement that my income has not been effected by COVID. Has anyone been asking new tenants to sign something similar? Not actually sure if this would hold any water or be meaningful in any way.... Just wondering if anyone is doing this. 

If this is covered elsewhere sorry for the repeat and thanks for the redirect.
