Hi Dan,

I'm in the middle of negotiations for a property in the North side of Richmond right now. I live in DC so I don't make it down there too often, but if you see a multi-unit that might be a good deal, please keep me in mind! I'll let you know the next time I'm coming into town and maybe we can chat.

Hi Jon,

I understand your pain as it relates to DC prices. I bought my primary residence in DC but found that it was a little too inflated to be a good setting for the start of my real estate investing endeavors. Until my pockets get a little bigger (pun intended), I'm looking at Baltimore and Richmond. My strategy though is buy and hold for multi-families.

I will say that with a budget of $300k, there are still some good flip candidates in DC East of the river (Ward 7 & 8). The fact that you would be coming in with a cash offer might also provide some leverage. I would recommend skewing high in determining your flip budget though. Row houses, for example, will likely require some walls coming down to provide the open concept layout that a lot of buyers today will expect. As long as the numbers make sense though, I wish you the best of luck. Let me know how things turn out.

@Ned Carey , thanks for the reference. I definitely need to attend some meetings. Because I'm new to investing in the Baltimore area, if you have any recommendations of neighborhoods I should stay away from, please let me know me know. In the meantime, I'll check out your website for some insights. 

@Nilesh Makhija , I agree that the NOVA area is a little too high right now. With my primary residence, I tried to use a "buy low, sell high" mindset. Two years ago I bought my 3/2 row home in southeast DC for $100k less than comparable properties in NOVA. A lot of people are scared of SE DC, but I am confident that with major projects planned like the trolley, and gentrification slowly creeping in my direction, the value of my property will go up significantly.

Greetings everyone! I have been listening to the podcasts and stalking the site, now it is time for me to jump into the BP waters. I live in Washington, DC but I am finding the area prohibitively expensive for investing. As a result, I've been looking at Baltimore to launch my real estate investment career.

I'm focusing on multi-family houses until the day I can start trading up for apartment buildings. If anyone in the DMV (DC, MD, VA) area would like to meet up for happy hour or coffee and talk real estate, don't hesitate to contact me!
