Hello, 

Just hanging out in the forums wondering if this is still a relevant conversation. 

I'm located in Jackson, MI. I am a property owner and as well as licensed contractor. We have 4 STRs and in the middle of a fix and flip right now. Lots of opportunities in our area. Let me know if you want to connect, shoot me a message!

Just a couple suggestions here. 

- try to network with local property managers in the area. Let them know what you're doing and that you're looking to build a team. Might take a few before you find one that is a good fit, they usually have good resources and teams already. 

- call local supply houses (electrical, plumbing, HVAC) and ask them if they have any locals they could recommend. I ask what companies are busy with them and paying their bills, usually gets a good conversation going. 

- often the real estate agent can be the guiding hand to some local contractors. 

If you're looking at the mid west let me know if you find anything interesting in Michigan. I'm in Jackson, lots of opportunities here for fix and flip as well as buy and hold. Big need for rentals.

I'm located in Jackson, Mi and have 5 properties we own/manage. 2 MTR, 1 STR and s couple flips going on. I recently left my W2 job to work full time for myself. I love self managing my time. Let me know if there is anything you need help with related to your houses. I know how it can be, not sure if you’re close to the properties or not. I’m located in Jackson, not to far away if you have some issues you need resolved. Looking to network with more landlords in the area. We own STRs and MTRs in our area. We love the MTRs so Much. Maybe we can connect on that sometime! Maybe an option for a property or two?

I recently bought a property  from someone who had the deed in hand. We did a quit claim deed for a cash sale. 

We just completed a title report and it looks like the deed has transferred hands a few times without the title work to follow. 

Kind of a long story, but the person I bought it from had bought it from his mother who bought it from a city tax auction back in the 90's. There is no title work to show this. The seller said him and another guy had it on land contract, paid it off. No title work ever followed that but they had the deed. They ended up loosing it to the city for taxes and thats when the sellers mother bought it and he later bought it back from her. 

The title agency is telling me that I need to get quit claim deeds from the last land contractor holder and the other party that owned half interest. 

2 out of the last 3 people on any title work have passed away and the last living on is 75 and lives a few states away. 

My lawyer wants to file notice to heirs in the public notices and file a form with the courts to relieve any interest of any previous parties. This could take a couple months and a couple thousand dollars. 

I've got financing being held up until we correct the title work, hate to spend that time and money. Not sure any other way around it.

Thanks Scott, that's exactly what I'm seeking to do, try to save him from having to deal with the paperwork and processes. I was able to connect with a local lawyer that said he could help out. We have been playing phone tag. Appreciate your input.

Thanks for the advice. I just left a message with one. 

What I'm wondering is, can I buy out the land contract from the seller and then go through the forfeiture process so he doesn't have to? I've done some research this morning on it all and have a good idea of what way to go. Just wondering about how to take it over so he doesn't have to deal with paperwork and court systems.

I have the land contract from the local register of deeds and all the tax foreclosure notices that have been filed for many years.

Hello, 

My father in law has a house he sold on land contract back in 2014. The person he sold it to (relative of some sorts) has not held up their end of the contract for many years now. 

My question is, what is the process for foreclosing on the property and land contract?
