Hi @Deidra Hubenak . My husband and I are investigating REI, and we live south of Houston, near Manvel. I was curious about the net profit of $550 you described on your rentals. Did you buy them for cash or with large down payments? With the research I was doing, we would clear $300 or so per month on a $60Kish property renting for $1200 per month. (That's with a 20% down payment and $10K or less of rehab.)

Are you including maintenance and vacancy as expenses even if you haven't spent them yet, or do you just plan to add those in as they occur?

Just trying to see if there is an error in the way I'm doing the math.  :-)

Thanks for the info, @David J. .  I remember reading a panicked post on BP from a woman who bought a property at an auction, then found out she was second tier and the owner was going into bankruptcy, or something like that.  I may be mis-remembering the scenario, but in any case, she didn't know what she was doing, and it jumped up and bit her!  Therefore, I am treading carefully.

Also, I tried to tag both of you David's separately, and it kept mashing them together like this.  Maybe I'll figure that out eventually.

@Cameron Miles , I'd be careful about commute time if you are going to be going to school and working. In normal traffic, it's about an hour and 15 minutes from Galveston to U of H, more during rush hour.

Another thing to think about is that the semester starts in January. Everyone should have their housing in place by mid-January. So, it may be difficult to get student renters in there that first semester.

This is just me, but I think rather than getting friends or classmates in there and trying to keep them from finding out you own the property, it would be better to get complete strangers and be upfront with them about it. That way it will be easier to be hard-nosed and evict someone if you have to.

There are tons of international students at U of H, and there are also tons of international (mostly Chinese) researchers who work at the Texas Medical Center. I figure if a student has enough money to come here from another country to study, he can probably afford his rent. The researchers are making a decent salary, so they also should be able to pay. The researchers are sometimes only here for a year or so. That means there is turnover, and new people arriving all the time.

You might want to contact the housing office at UofH. Explain what you're trying to do and ask them if they do any rental referrals from their office. Maybe they could even give you some idea of what rent would be typical.

Hi @Cameron Miles , I agree with @Greg Fend about your employment status. You are employed until separation. I don't believe the mortgage company will ask about your future plans, but a realtor should be able to tell you for sure.

I will also chime in and say that you should wait to purchase a place until you get to Houston. We have looked around a little bit for properties not far from U of H (with the idea of renting to students) and a lot of them are in some pretty rough neighborhoods.

Nevertheless, you could be studying the local market for the next few months until you return, as well as making the contacts recommended above and learning all you can about REI. Have you been listening to the podcasts? I am listening to 1-2 of them most days and am learning so much!

Did anyone attend the property auction in Houston today? We wanted to go just to watch and learn but weren't able to make it. I have a couple of questions I hope someone can answer.

Is there any way to see a list of properties and what they sold for? I think probably not, but wanted to check. Also, is Auction.com connected to this auction in any way? My husband got a bunch of Zillow alerts this morning for properties being sold on Auction.com today, so we wondered if that was related.

Hi @Frank Oudheusden , I found this thread when searching for info about landlord insurance. We are looking at a property in Houston that is listed for under $70K to buy and hold. I just got a quote from USAA (with whom we have all of our other insurance) of $1841/year + $477/year for flood insurance! And that's without any liability coverage. Needless to say, the numbers for a buy and hold do not work with insurance rates that high.

Could share who you are purchasing your insurance from? Thanks!

Hi, my name is Leigh Ann. My husband and I have begun researching real estate investing with the tentative goal of acquiring a few residential rental properties. We've read the Ultimate Beginner's Guide, are listening to lots of podcasts, and I've begun to read on the forums. I love researching, and I love learning new things, so this is right up my alley! My husband registered for a real estate license course this weekend, and he has begun working through that.

My husband has a day job, from which he may retire in the next 3 years or so. We also run a choose & cut Christmas tree farm. I do the administrative work for the farm, some volunteer work, and miscellaneous other stuff involved in keeping our lives on track. Even though it's a very different business, I hope that some of the experience we've gained from operating the farm will help us with this new business.

I will start asking our newb questions on the forum soon and look forward to learning enough to be able to share knowledge with others, as so many of you are graciously doing!
