I have been trying to figure this out as well. How do you access the full amount of the 401K to transfer it to real estate? Can you just use the self managed IRA from a previous job or can you also potentially use the existing 401K with a current employer without doing a loan??

Congratulations.  Sounds like a great deal.  Love the space.  Great looking building.  Any potential to subdivide into 3 or 4 units in the future?

Flex buildings are my focus.  Less than 1% vacancy rate in our area.  I am working to develop 4 right now.  Great opportunity in that space.

Yes I am ISO value add multi unit commercial properties.  Specifically Retail and Industrial Properties.  I have narrowed down my target area to 4 counties.  I have gotten parcel data in excel format for those specified counties.  I am in the process of trying to organize (maybe go ahead and put it in a CRM) and filter down those then plan to combine the county lists to create my target customer and market place.  I am specifically looking for someone who may be able to filter the lists down, skip trace the individuals/companies to get contact info.  Then email, mail, text, voiceless dial/cold call ect to make contact.  I am looking for someone who can potentially perform this work for me to speed up the process.  I can do a couple to show what exactly I am looking for.

Do you do this or have any good recommendations?

I am looking for any and all recommendations for software for my real estate investment company.  

Anyone use Real Data or Analyst pro for industrial or commercial?

Can you recommend a good easy to use CRM?

Can you recommended anything for for direct mail, texting, calling prospects?

I have been looking I have been looking all over this area for months.  The deals are almost non existent.  But market is really slowing down.  Construction hit a major pause in the last 2 months.  I would look to see a correction on the horizon.  So hold off a few months and see where it goes.  I have been a contractor in Wilmington since 2007 and I’m seeing some major slow down.  Good luck

@Margaret Loescher you may want to consider LTR in Wilmington.  Multiple people who have sold and are building need rentals.  This market is fantastic and rates are way up.

Your thought is pretty accurate there are other factors that would come into account like access to plumbing, electric, ease of accessibility for the work.  Good luck.
