I was also thinking I would ask my tenants, who are cooperating, to sign a statement stating they did not put t(e lock in place and do not object to my moral of it for inspection purposes.

I own a North Carolina single family home with a full basement and one of the basement rooms (root cellar?)  has an exterior door that now is padlocked.

The lock was put on by an associate of the tenant and the tenant does not have a key nor does my tenant desire their associate to continue storing personal possessions there.  The owner of the personal property is not on my lease, never lived there, and never received any mail at the property.  Appears they simply saw the opportunity to get free storage and now refuse to respond to any requests to remove their property.

Any reason I should not remove the lock so I can do a regular inspection of my property?

I remove ceiling fans.  Why would anyone add them?

City will first want to send a camera down the line to verify it is their problem.  If it is, I’d expect they
start digging the same day as camera detection is performed.

Your first phone call will be important, you need to reach the right person if it is a small or medium size town.

No way would I do that, unless you also want to buy an eviction process.

The blower would be on top but your pics certainly look like a standard eater.  Lucky you, the power vent models are much, much more expensive.

I am a former plumber and I agree with much of what the poster Matt said above.  There is not much difference in these heaters.  It is a commodity.  There was a time not long ago when all the tanks came out of 2 or 3 factories  ( so I’m told) and different companies would just throw their label on them and market it.

If you are hiring someone to change it, you could simplify matters by letting them pick up the tank from their supplier of choice.  You will not be able to add value to the job by shopping for a “good” one.  You may wish to shop around and save $20 or $30 if you want by comparing.  AO Smith,Bradford White, Rheem all good brands
