I live in CA but invest in North Carolina (Raleigh-Durham, Greensboro, Fayetteville). It’s a great out of state market with a ton of strategies at play. Still plenty of pockets that cash flow with nice appreciation potential. NC has been great to me - and I love visiting!

@Jared Trindade Yes, primarily BRRRR strategy but some seller financing mixed in as well. The last few months have been tougher to make the BRRRR deals cash flow with interest rates so high. So we're being more conversative in underwriting and trying to buy at steeper discounts.

Great post @Jared Trindade. After a few years of investing in Durham/Raleigh, we've been heavily focused on picking up rentals in Burlington in 2022.

@Greg Z. you're in the right place! The RDU area has a great investor community on BP. I'd start by connecting with brokers, property managers, and other investors in the area and sharing your investment goals. Be specific - there are tons of strategies at play here. From there you'll be able to be feedback and narrow down some price points/neighborhoods that will work for your goals.

Hey North Bay BP,

I'm relatively new to Napa (been here around a year) and noticed there didn't seem to be an active real estate meetup here. I had great luck while living in Chicago creating connections and partnerships though small/mid sized networking groups. I remotely manage an investment/wholesaling company in North Carolina but am looking to connect with other investors closer to home. 

 I'd like to get a recurring monthly meetup going but figured we could start small and casual. Who would be interested in meeting as a small group in the next few weeks? Somewhere like Cadet, Fieldwork, Bay Grape, etc.

I'll throw out a tentative date of Thurs August 4th but am flexible to find a day that works for the most people. Let me know if you're interested in meeting up and I can work out the details from there!

We're tightening up our underwriting (which has always been conversative) and making decisions by worst-case-scenarios numbers. Passing on good deals and jumping on great deals. A deal is a deal in any market if you understand your numbers.

The past few years we've seen fellow investors fudging numbers to make deals work and have been bailed out by record appreciation. There was a an almost ironic benefit to being slow and inefficient in rehabs. ARVs up and interest rates down if you dragged out your project by a few months. A rising tide lifts all ships. 

I believe the people who understand their business and KPIs correctly will see a lot of opportunity in the coming months. While those who are stuck with bad projects or are scared to participate will miss out.
