Hi John. My partner and I are thinking about doing the same thing, but havenโ€™t come across much info on where to start. Did you decide to proceed? If so, did you find any success?

She can buy the note on the house but she won't be listing the house for sale without taking possession of the property through foreclosure or some other means (deed in lieu, etc). I'm not sure she understands that based on your post, or maybe she does ๐Ÿ˜‰ But as mentioned before, promissory notes and mortgages are bought and sold for profit all the time.

Hi @Juan Reyes. That would depend on how many notes you're looking for and possibly even the type. I understand that big banks won't be bothered with an investor searching for a single note rather than a pool (which most likely isn't affordable). I've been told to call the smaller community banks and credit unions for single notes or small pools. Also you can order a lead list for marketing by mailers. Listsource or Notedocs are the two companies I've heard of. There's also the FCI exchange and I believe the other is called LoanMLS for online buying/selling of notes. You can also look on the various sites where you can find seller financed home sales. (Zillow, Craig's list, etc).  Hope that helps some ๐Ÿ˜Š

John Thedford I'm not disputing that people do just that. You seem to know what you're talking about and I honestly learned something valuable because you interjected. All I'm saying is that maybe Alicia wasn't aware of everything that you are. I just prefer to give her the benefit of the doubt. The same that I would afford to you. I wasn't going to say this, but I'm disappointed in the direction this post went. I finally read all of the comments and there is definitely some good information being shared. We can all appreciate that. However, I think we can agree that the discussion could be had in a more respectful way. If there's something that someone doesn't know, BP is a forum for us to help each other, not tear each other down in a competition over who knows more or has more experience. At least this is my understanding. With that said, I learned something (wholesaling is not really an interest of mine but you can never know too much). Thanks to all who contributed to that :)
