They are surprisingly easy to spot.

Can't prove income "self employed" and can't provide tax returns or 3 mos worth of bank statements. They ask things like how much irrigation when they own no livestock, and ask what county we are in to determine how lax the laws are, vs what schools are good around here lol.

@Jason Hirko well considering what I do for one of my businesses and that two people were just shot today in their house and their grow taken, there are some investments that are too risky. I've been offered  3 times the rent, 6 mos up front and a larger deposit.  If I know the tenant is growing pot for the purpose of distribution and did nothing about and, and the cops busted the grow the state can seize my property that I own free and clear. I can also be arrested as an accomplice especially if I am taking a rent amount proportionately larger than the comps. Feds make it legal that changes the playing field

@Kyle J. Ya, its pretty easy, they are usually the ones that seem just perfect, til they ask what county I am in and how the irrigation works but they have no animals. 

@Neil G. It's making it tough to find a quality applicant because right off the bat they can't show me any sort of income. If I don't find someone by December I am going to do some remodeling to help with my capital gain and put it back on the market. 

Hello friends, we have had a house 45 min from where we live listed for rent for a few weeks now we are getting lots of emails and traffic; 7 acres, ranch property, irrigation is paid, cute home. The constant is that people are wanting to use the house to grow pot. I have no issue with a RX that you go to a dispensary to get your meds but growing invites a whole other element. Recently (last night) here we just had 2 young people murdered which their plants were being stolen.  I am weeding them out (pun intended) pretty quickly but you think when they meet me and see the K9 shirts, the dogs, that both my husband I are carrying and they ask what I train for and I say dope and border patrol they would get a clue? Nope they still insist and even offer to pay rent 6 mos in advance. Is anyone else having this issue. It's making me want to give up.  Would hiring a property manager be better to eliminate those issues or am i actually catching it quicker than they would? 

All in all pit bull/chow not a mix i would be interested in unless its mature (meaning its temperament is set) and i can evaluate it to determine if its aggressive, fear reactive, and that she has control. 

Is the dog crate trained? Dog is in puppy stage so he isn't mature enough to determine if he is aggressive or will be fear aggressive, has she done obedience training. All three of those breeds in a combo: chows are territorial in maturity, American Terrier (meaning APBT american pit bull terrier) No breed judgement i train a ton of them but they have a high prey instinct to chase, Boxer slow to mature and sometimes not the easiest to train with a short attention span, and Lab labs are labs. I don't worry to much about them except they do like to dig.  I rarely trust a doggy day care, there usually not animal behaviorists and are not going to say anything to anger someone paying regularly. 

For those who manage properties with land, what do you require in terms of deposit or insurance for livestock?

Hi everyone! I recently gifted a property near Grass Valley prior to my father dying. I had it listed sometime for sale and it recently fell out of escrow so I decided to rent it. I have always been interested in the renting homes but where i live the ROI just isn't very good, however the new property is in a great area. I just started the pre-application process and showings. I originally was going to hire a property manager but opted to do it myself. I am so happy I stumbled upon this site! I've been reading all day.
