Being obsessed with tiny houses, I decided to build my own to live in! I bought the trailer back in 2020 and decided to built out the whole thing, this meant: framing, roofing, siding, Plumbing, electrical, & everything that goes into a typical house build, I learned how to do!
This now gives me a competitive edge when remodeling homes since I know what to look for in contractors and people I hire to help manage my projects.

What made you interested in investing in this type of deal?

As a younger investor, Theres no better way to save money than to live in a tiny house, 1/3 of average rent prices for a lot space & you dont have a mortgage to pay on a primary residence!
Also the house is movable to when I am rehabbing a property I can park in the yard and keep an eye on the project ;)

How did you find this deal and how did you negotiate it?

Ran the number from what it cost to build & how much I'd initially invest. It made absolute sense for my situation & if i ever move out i can easily rent it on airbnb for a killer cash flow.

How did you finance this deal?

Paid all cash :)

How did you add value to the deal?

Physically built out the whole structure of the tiny house.

What was the outcome?

A affordable and cozy place to live for now and rent out later as a vacation rental!

Learning how to become a handyman with no skills... Thankfully youtube helped out a lot!

Not at the moment!

Mobile home fix & flip investment.

Purchase price: $12,000
Cash invested: $55,000

Bought the land at a tax deed sale, added a used mobile home, now worth 3x my initial investment.

What made you interested in investing in this type of deal?

Low initial capital needed, great margins, & I've never seen anyone else do the same!

How did you find this deal and how did you negotiate it?

Tax deed sale, no negotiating needed.

How did you finance this deal?

Paid all upfront.

How did you add value to the deal?

added a used mobile home to the property and remodeled the inside + rented it out.

What was the outcome?

Wasn't able to sell at asking price since the home is hard to find conventional lending for, so I rented it for a high Cash on cash return.

Lessons learned? Challenges?

the whole thing! From buying my first property at a tax deed sale, learning about liens, bringing a used mobile home from over an hour away to the property, to having to remodel the whole interior and exterior. Plus had to deal with county permits and how to rent it for a profit!
