My managing partner is an agent and has put together some absentee owner as well as owner occupied lists for a direct mail wholesaling campaign.  What is the advantage of using a list sourcing company that compiles your list based on your sellers criteria and does the actual mailing?

@Mateusz Prawdzik Hey Mateusz, the short sale needs approving. It has been on the MLS for 3 months now, and my plan is to shoot my shot with a low ball offer that I believe may get approved. I am not an agent; however, my managing partner is an agent and can do the short sale. I know a pre-approval letter is required to submit the offer and thats why I was thinking about going the hard money lender route. I also have the funds in the back to show I could do a cash offer BUT I did not want to take that risk as I am still very much a newbie. Thank you for the idea of creating an LLC exclusively for this property and then selling the entire thing at closing. I am looking to offer $70k and hoping to wholesale it for $85-90k, the ARV is $150k.

I found a short sale that I believe will be a really great deal to wholesale.  Does anyone suggest using a hard money lender to close the short sale and then wholesale it?

I am about to start a real estate LLC, specializing in wholesaling. Before I start I would like to meet with a tax accountant to optimize my financials. Does anyone have any tax accountant recommendations in the Bowie, MD area?

Thanks Nick - I would like to get in to flipping with investing as little of my own money as possible.  What are alternatives without having two hard money lenders?
