I hope I can change the siding and windows because they are in terrible condition. I'm not in an HOA so hoping it's more lenient. I'm hoping I can get 190k-200k for mine when I'm done. You are right though, prices are all over the place.

Hello Investors, 

I just purchased a property on Oldknow dr, Atlanta 30318 and there is a lot of activity in the area. It is still up an coming but properties are moving fast.  I see the same in the other 2 zip codes.  Have any of you done successful flips in these areas?  Any advice or pointers?   I would like to do more flips and buy some rentals in the area, but want to be cautious as it is a risky area. 

Also, do any of you have rentals in the area? If so, is it hard to find good renters given the fact that it is still a little rough in areas? 

Any opinions of forecast of this area?  The distressed properties are still everywhere and are still cheap, but the rehabbed ones are going up in prices it seems.

Does anyone have a suggestion on a good real estate office to work for near east Cobb. I will be part time for awhile but once I build my business, I can leave corporate America to focus on doing flips and being a realtor. Thank you in advance for your information and opinions.

@Duane Gunkler Thanks for the reply Duane. Are you stating that you only pay capital gains if the profits are over 250k? 

@Jason D. You can use their deal analysis tool and download Pre approval letters whenever you want off the website. They also claim to do 100% financing, but you have to find a really good deal for that.

I am wondering if anyone has used Do Hard Money and if so, what was your experience?  I paid the $3,000 to join their "System" and I am starting to think it may not have been the best option.  It seems as though there are many loop holes to jump through to get funding. 

I would love any advice or feedback from anyone who has used them.
