I’m looking to invest in multifamily properties (3-4 units to start) and was wondering if getting my real estate license would be beneficial. My main goals are to house hack, find great deals, and possibly expand into more investments over time.

For those of you who invest in multifamily properties, have you found having a real estate license to be an advantage? Does it help with deal flow, commissions, or negotiations, or is it more hassle than it’s worth?

Would love to hear from both licensed and unlicensed investors about their experiences!

I'm exploring the demand for 3D virtual tours and high-quality real estate photography for both real REIs and (REAs). With buyers and renters relying more on online listings, I'm curious how valuable do you find virtual tours in showcasing properties? For investors: Do you use 3D tours to market rentals or flips? Would having professional photos and virtual walkthroughs help attract buyers/tenants faster? For agents: Are virtual tours a must-have for your listings, or do you find professional photos alone sufficient? I'd love to hear your thoughts on whether this service is something you currently use or would consider. Thanks in advance for any insights!

I've been working with 3D virtual tours and wanted to start a discussion on how they impact real estate marketing. I've noticed that properties with virtual tours tend to get more engagement online, and investors/agents who use them often say they help attract more serious buyers and renters.

For those of you who have used virtual tours in your listing's have you seen a difference in how quickly properties sell or rent? Do you think they're worth the investment, or do most buyers still prefer in-person showings?

@Benjamin Aaker I am going to pay off the high interest debt. I consolidated it into a personal loan which is 12.78% over 24 months. I can probably pay it off in 18 months or less. Thank you for the book suggestion. I am going to continue educating my self while I get enough for the DP and other expenses. Thank you!

Hello everyone,

I am currently working through a challenging financial situation. I have high-interest debt with a 28% APR that I need to pay off before focusing on saving for a home with my current income . To address this, I've taken out a personal loan, which I plan to repay over the next two years. I aim to allocate a small amount of funds toward a Roth IRA and a high-yield savings account (HYSA).

My current job offers limited opportunities for overtime, so I’m exploring side work related to real estate, such as part-time property management or similar roles. My ultimate goal is to house hack a 3–4 unit property.

I’m seeking advice on how to accurately estimate the closing costs and monthly expenses associated with a multi-family property. I want to ensure I’m saving appropriately for a down payment and that the property will generate enough income to cover all related costs.

Any insights or recommendations would be greatly appreciated.
