Bo Kim I guess I should have clarified that it was for an investment property.

I have invested with them and have been very pleased.  The ROIs that the OP quoted have to be the 30 year ROIs.  No where was I ever promised or told my returns would be that high.  Also, there's not a way to become a "member" (at least that I know about).  They are agents and brokers helping people buy investment properties.  They work off of commissions.  

I know one of the agents flew out to Indy a year or two ago when some of her clients were complaining to her about the PM they were using there.  She went out there to figure things out for her clients and I believe she did (I assume she found a new PM - I don't know though).

No company is perfect but I felt like the agent I worked with was willing to bend over backwards to make me (and her other clients) happy and satisfied.  I would invest with them again in the future.  

@Eric Turner I would look into a 203k loan.  That's what my husband and I used for our first home purchase (that was for our primary use).  It was a nasty house that we had to completely fix up.  

I was wondering if anyone would mind sharing what rates you are getting right now when looking at conventional loans.  

I'm looking at a triplex for $260k.  I'm being quoted 4.75% with a 25% down payment, 30 year term, closing costs around 6%.

@James Kojo I think I have a problem narrowing down markets.  Currently, I have invested in state (in Utah) and out of state (in NC) for SFHs.  As for multis, like I said, I'm looking in the Midwest.  Indiana is where I'm originally from and my sister still lives there so I am always looking at possibilities there.  I've also been researching a couple of markets in Ohio, specifically Cleveland and Dayton.  I've also looked into some of the cities that are always being talked about here on Bigger Pockets (Kansas City, Memphis, etc.).  But in reality, at this point I'm open to anything.  Is that a bad thing?  

@Ross Denman thanks!  Do you invest in or around Indy?  I'm from Carmel originally and my sister lives in Avon so I still consider Indy partially my "home".

I'm looking to make the jump from SFHs to Multifams.  I'm hoping that some of you who have made that jump might have some referrals for good brokers in the Midwest that I can start connecting with that you've worked with and have had good experiences with.  I'm mostly looking at the 5-25 units range.  

Also, just a general thank you to the Bigger Pockets community.  While I've learned a lot about real estate from my own trials and errors over the years, I've learned almost just as much here on Bigger Pockets.
