Also looking for a program someone could purchase an 18 unit apartment that is in a rural area and serves very low income people.

You can buy a list from information providers such as www.melissadata.com or www.wehavehomeleads.com and send postcards to owners with equity within a selected zip code.

You could look into Bay and Walton counties of Florida that includes Panama City Beach, Destin. We are having a new international airport opening next May that suppose to bring lot of jobs and tourist to this area (new airport in the country in many years).

I moved recently to Panama City Beach and looking to connect with other investors in Bay, Gulf, Walton, or Santa Rosa Counties. Are they any REI groups in the area that have meetings?
Interested in foreclosure, REO, multi family properties.

To answer Jon, I should make it clearer. I send letters to people thst been served with lis pendense and get good response. After I talk with them and determine they can't or don't want loan modification we may sign an option contract for me to negotiate with the bank and resell. It is very open everything spelled out. Then I want a realtor to list to sell. You are right it is not my property so both the seller and I sign the listing agreement.
Ok, I take your point. I don't really need a realtor. Where can I find buyers? I live in Panama City Beach and I have many leads, these properties are at a good price.
To answer the other gentleman- I am not totally inexperienced, I dealt with realtors before and have bought and sold several properties. However, this realtor's action floored me. And he is considered experienced. I would still like to have an answer to my original question. Do some realtors balk at option contracts and double closings or just the ones do not understand this type of investing?
I really appreciate all opinions. I moved here not too long ago from another city and haven't found or been able to connect yet with other investors. here.

A realtor today refused to list and market a short sale property I have because I am using an option contract with the seller, and when find a buyer want to do a double closing. I have trasactional funding. It would not be an assignment. My colleagues are negotiating with the bank. I am upset. Is this common that realtors object to option contracts and double closings?

In Florida ForeclosuresDaily does loan mod with good success. They charge $2,000 and you get $750 for referral.
