@Brian G. For my properties in Oceanside, I have only done long-term rentals. I may eventually turn a couple of units into STR's, but I've been happy with our long-term tenants. I do have clients that have bought properties in Oceanside to use as STR's and they have had great success. Oceanside has really grown into a hip and fun coastal area with so many great restaurants, cafes, and boutiques. There is definitely a demand for vacation rentals there. I think Oceanside is easier to work with on STRs compared to other cities.

@Michael K Gallagher The 3Br/1Ba rents for $2700 and the 1Br/1Ba rents for $2050. We don't do STR, we do month-to-month but our tenants always stay for at least a year.

Purchase price: $390,000
Cash invested: $78,000
Duplex west of the 5, close to restaurants, cafes, and boutiques.
What made you interested in investing in this type of deal?
We originally purchased this property as a house hack, to live in one unit and rent the other. We lived in one unit for a few months before we came upon another property that we couldn't pass up.
How did you find this deal and how did you negotiate it?
I am a real estate agent and found the property in the MLS.
How did you finance this deal?
We refinanced our condo and used the cash out as the down payment.
How did you add value to the deal?
We did some cosmetic improvements to the exterior and interior.
What was the outcome?
The property has become very desirable and we can always fill any vacancies immediately. The last time it was available we had over 20 applicants.
Lessons learned? Challenges?
There have definitely been some lessons learned and we continue to add on to our Lease Addendum as we learn from our mistakes.

4-plex one block from the beach in Oceanside, CA. Purchased in 2004.
What made you interested in investing in this type of deal?
We knew buying by the beach was a no-brainer. Oceanside is one of the least expensive coastal communities in So. Cal and it has gone through a lot of revitalization in the past few years.
How did you find this deal and how did you negotiate it?
I am a Real Estate Broker and found this property on the MLS. There were multiple offers but the Sellers felt more comfortable selling to a professional.
How did you finance this deal?
This property was purchased in 2004 when they had loan products that only required 10% down on investment properties.
How did you add value to the deal?
We do light renovations. The location is what people are after. We haven't made any huge capital improvements because there is definitely a future development opportunity that we may pursue in a few years.
What was the outcome?
Our rents have been increasing and the quality of tenants have improved as the years go on.
Lessons learned? Challenges?
We definitely had our fair share of problem tenants in the first few years but we learned a lot about how to vet them properly and the red flags to avoid.

I represented myself.
