Thank you so much for that info. I'll definitely look into those areas as well. Pearland homes are so expensive though but they doesn't mean I cant find a great deal anyway. I'm going to keep looking.

I too have been looking at properties in this area. Folks are always looking for homes to rent there and homes are a steal! I'm a newbie so I'm really interested in the answer you come up with.

I lived in KC metro for about 10yrs so I know the area very well.

This place is so big and trying to find the best place to invest in is kind of challenging. I guess I'll just have to treat it as of I'm looking for a place for my family to live and if the numbers look right just go from there. 🤷🏽‍♀️ I'm just so excited to get started.

@Taylor Hudgins Hi,

Yes I did some calling around today and most banks are only offering conventional loans for investment properties and that's it. I did some digging around and found a few lenders that deal with investors so I'll start there as well.

I'm still saving for my first property but perfecting my deal analyzing in the process.

A lot of homes I see need a little cosmetic rehab work. Who knows what else is discovered after inspection.

My question is, how do I pay for rehab cost? Do I factor in cost with my conventional loan? (Purchase price + rehab costs) or do I have to get a conventional loan plus a rehab loan?

Thanks guys. You're right I have to remember  cash flow and not get caught up on appreciation. It's so hard not to, right? Lol. I think if I partner up with someone I trust it'll make long distance easier. I've been listening to the BP Newbie investor podcast and they had a guy on there this past week that bought his first property in Shrevport and he lives in Cali. It gave some great insight. You guys should check it out.
