You should be able to reach out to any mason or foundation contractor for this. I assume you have the foundation permit/plan and can provide that to them to bid, so you just need to send it over and have them provide SOW and pricing.

I’m putting the above modular home on a lot that needs a foundation with basement built for the house to be set on. 
anyone here ever had something like this done? Anyone knows any brick layers who specialize in this type of thing?

 prefab is pretty bad with very limited options and you still need to do the site work. Pitt is only 3 hours from columbus, I sent you a request I'd be happy to take a look at the situation and see if I can help

I haven't done a lot of this on the investment side but I have done a lot of this on the real estate broker side. I will say that on average you get 20-30% lower rents than market rent and 25-40% lower resale prices with a prefab. I just dont think it's a great investment strategy. I would recommend either a local builder who can work with you on the cost or amish build depending on where it's located. If you need any help I can surely try but I personally would stay away from prefab as an investment option.

I’ve checked out the new build options and it turns out I would ultimately severely price myself out as far as comps in this neighborhood. Not factoring in the fact that I already purchased the current house and lot for more than I should have.
I’m looking at modular homes which are supposed to hold their value. I’ll reach out through pm to share ideas. 

I am a fairly new (2.5 years) BRRR investor in the Pittsburgh Area and I've found myself in a tough situation where a property I bought at the sheriff sale (sight unseen …. I know 🫠) was condemned.
