Debating whether to use my flip profits into reinvesting in more flips and continuing that cycle until the market cools down and then switching my strategy to buying and holding (when it becomes more of a buyers market), or using some of that money for buy and hold investments now (which is the ultimate goal)?

I'm having a really hard time establishing FMV/ARV when I look at duplexes because good comps seem so difficult to come by. (They're either a long time ago, far away, not comparable size/year/amenities) etc.

I run the numbers to make sure that it cash flows and I get the ROI that I want but I'm always hearing "make money when you buy" and "find a great deal"

Part of the concern with figuring out the ARV is taking into account the possibility of getting a loan on the property if I decided to do delayed or cash out refinancing because the ultimate goal would be to BRRRR.

Any suggestions would be greatly appreciated!!!

I know the unicorn property offers both great cash flow as well as future appreciation, but how often does that actually happen? Other ideals would be low crime rate area as well

Looking at small multi family properties (2-4 units).

For those of you who stage your flips, is there a price point at which you stage it versus not?

ARV for these homes I'm considering are above the median for the area (up to $130k)

Anyone used the Tattletale security system? Im replacing windows at several flips and dont have curtains or blinds and will be having new appliances delivered and want to protect my investment (the entire rehab not just the appliances).

Curious to know if anyone has experience

@Will C. I got a Frigidaire package on sale at Sears too! Kenmore is definitely the better value than what I got, but I'm still happy with the price!
