Hi

I saw one 5 acre lot with lot of timber in Atlanta, GA, if I want to clear the lot, would any timber company buy the timber and clear the lot?

if not whom should I approach to clear the trees and clear the lot.

In general how much it cost to remove the trees?

If there is no Hoa and builder is no longer there, it was done in 1993.

Who would confirm if there are covenants and restrictions?

I got the covenants and restrictions documents, which says after completion it goes to owners.

Hi

Even if it gets converted to triplex, make sure with the city that, they don’t ask you to install fire sprinklers. It will be an added cost.

When buying vacant Multi family properties 

Check for 

1. Current zoning ( is it still multi family)

2. When you renovate, You need to bring upto today’s code( firewall, fire sprinklers, electric, plumbing, insulation...)

With all the above, check the renovation cost, it becomes kind of new construction.

I had the similar issue In another city and the city checked utilities are on or not for more than six months. It was off for more than 2 years.

I have to apply for rezoing again.

It was a pain but got it rezoned as duplex

Hi

I bought an abandoned quad, when I went to city for applying for renovation permit, they told me to bring it upto code like ( fire wall, fire sprinkler, replace wall panels with drywall...etc).

Based on the location and size of the building the renovation is going to cost a way more than what it can sell for or the rents it gets.

Is there any exemption i can request the city, to grandfather the building with minimal code.

I appreciate any valuable suggestion.

Hi

I am renovating a 4 unit townhome, each unit has 3 bed and 1 full and 1 half bath.

The half bath is 5ft by 5ft. Is it possible to convert the 5 ft by 5 ft to full bath?( like: pedestra sink, toilet, open floor shower..)

I dont have space to expand the 5by5.

Are there any ideas to make it full bath?

I appreciate any ideas/comments.
