@Raymond B. thanks for the help.

@JMartin I spend a lot of time in the bay area, mostly Sonoma County, but I would like to buy in your area, because I can't find anything in Sonoma County, please help lol. I tried to send you a message, but it would not work.

@Janice Jahn I have tried to respond to you with a message, but it will not go through for some reaseon. LIke some of the others said, they will only be funding you with hard money lender or transitional funding where they loan you money for 2-3 days to close a deal, but you never actually get there money, it only funds the deal after your buyer has funded there deal in closing and then they charge you like 2-3% I think for doing that.

@ thank you for your comments.

@ no it was one I was thinking of buying.

@ thank you very much, it's actually located where you are in Richmond.

@ I will check it out, thanks.

@Sharon Tzib for your reply, I'm not actually new to real estate investing, I have been doing this since 2006, buying and holding that is. I started rehabbing to sale last year, I only did one, but I started in the middle of last year. I looking for good deals now, but am having trouble finding them, that's why I was asking about robyn's program. Believe me I know about some of the programs with the big upsale lol. I have never purchased a tax lien, but I am curious about it, especially here in texas. thank you for looking out for me though, I appreciate all the comments I receive on here.
